Which turned out to be the part nobody expects to be difficult.
Our client bought land in Aguanga to get out of the city — a second home in the high chaparral of eastern Riverside County. What came with the land was a vacant structure sitting on a permanent foundation, and a well of unknown condition. Neither could be quietly ignored.
A permanent foundation is not something you clear with a dumpster and a weekend; it comes down under permit. And a well has to be proven — yield, water quality, and the paperwork behind both — before the county will approve a septic system or sign off on anyone living there. So before a single new wall went up, we spent the first phase proving what was already on the site.
Five permits — demolition, grading, building, septic and fire — filed, tracked and carried through plan check by us. The client signed one contract and called one number when they had a question. On a rural lot with four county departments involved, that is the whole value.
